Job Summary/Objective

The Custodian, with supervision, helps maintain the cleanliness and appearance of WaterOne buildings and furnishings.

Essential Functions

  • Perform cleaning of offices, restrooms, hallways, kitchen and break areas, and other areas and equipment in accordance with assigned schedules, procedures, and performance standards.
  • Maintain flooring and floor coverings in accordance with assigned schedules, processes, and performance standards. This includes stripping, scrubbing and waxing floors and vacuuming and shampooing carpeted surfaces.
  • Properly handle trash and recyclable materials in accordance with established procedures.
  • Restock supplies of paper products and other disposable items as assigned.
  • Wash windows and other surfaces in accordance with assigned schedules, procedures, and performance standards.
  • Replace light bulbs and fluorescent tubes in those areas that are readily accessible. Report the need to replace difficult to access or specialty light bulbs or tubes through established notification procedures.
  • Note and report in a timely manner any issues associated with building infrastructure and systems (heating and cooling, plumbing, physical damage) according to established procedures.
  • Hours are Monday-Friday 4:30pm-12am. 

Other Duties

  • Assist with configuration of tables and chairs in the Board Room, training rooms, and other conference rooms as required.
  • Perform other duties as assigned.


Required Education, Skills & Experience

  • Must possess a high school diploma or GED.
  • Must have a minimum of two years of custodial experience.
  • Must have experience with operating floor care equipment.
  • Must have the ability to follow oral and written work instructions and standard operating procedures.
  • Must be able to read and comprehend operating manuals, equipment and chemical labels, Material Safety Data Sheets, and other information pertaining to custodial responsibilities.
  • Must be able to meet performance expectations while working with minimal supervision.
  • Must have basic computer skills, including familiarity with Microsoft Word and Outlook.
  • Must possess a valid driver's license and continuously meet WaterOne driving standards.
  • Must be able to follow all applicable safety requirements including, but not limited to, use of hazardous chemicals, working with power and hand tools, use of personal protective equipment, use of ladders and working on elevated surfaces, and preventing exposure to bloodborne pathogens.
  • Must pass post offer medical exam, including drug screen and background investigation.

Physical Requirements

The employee may occasionally lift/or move up to 75 pounds and frequently lift and/or move up to 20 pounds.  The employee must be able to move occasionally from one location to another or be able to remain in a stationary position for up to several hours a day.  The employee must be able to operate machinery such as floor care equipment and be able to operate a vehicle.

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. The noise level in the work environment is usually moderate.
